Terms of Service

1. Agreement

These terms are an agreement between you and TexasHotelSearch ("we", "us"). By creating an account or using the service at texashotelsearch.com, you accept them. If you do not accept them, do not use the service. You must be at least 18 years old to use it.

2. What the service is, and what it is not

TexasHotelSearch is a first-pass screening tool for hotel properties in Texas. It assembles public records, licensed data, and automated research into a report intended to help you decide whether a property deserves further diligence.

It is not a valuation, an appraisal, a market study, or investment, legal, tax, or accounting advice, and we are not licensed to provide any of those. Reports are a starting point for your own work, not a substitute for the professional diligence you would commission before buying, selling, or financing a property. Any decision you make based on the service is yours alone.

3. Accounts

You need an account to run screenings. Keep your login credentials to yourself and tell us if you believe your account has been compromised. You are responsible for activity that happens under your account. One person per account; do not share an account across a team or resell access.

You may share individual reports in the ordinary course of evaluating a deal, for example with a partner, lender, or advisor, provided our disclaimers stay attached.

7. Data and accuracy

Reports draw on government filings that are self-reported and unaudited, on third-party data sources, and on automated research that uses artificial intelligence. Any of these can be incomplete, out of date, or wrong, and reports disclose known gaps rather than papering over them. We work to make reports accurate, but we do not warrant that any fact in a report is correct. Verify independently anything you intend to rely on.

8. Intellectual property

We own the service, its design, and its software. Reports you run are yours to use for evaluating properties. Government records underlying the reports remain public information; the compilation, analysis, and presentation are ours.

9. Disclaimer of warranties

The service is provided as is and as available, without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose, and non-infringement. We do not promise the service will be uninterrupted or error-free.

10. Limitation of liability

To the fullest extent the law allows, we are not liable for indirect, incidental, consequential, special, or punitive damages, or for lost profits, lost opportunities, or business losses arising from your use of the service. Our total liability for any claim is limited to the amount you paid us in the twelve months before the claim arose, or 100 dollars if you have paid us nothing.

11. Termination

You can stop using the service and delete your account at any time by contacting us. We may suspend or terminate an account that violates these terms. Sections 7 through 10 survive termination.

12. Changes to these terms

We may update these terms. If a change is material we will notify you by email or in the product before it takes effect. Continuing to use the service after a change takes effect means you accept the new terms.

13. Governing law

These terms are governed by the laws of the State of Texas, without regard to conflict of law rules. Disputes will be resolved in the state or federal courts of Texas.
