Privacy Policy

This policy describes what TexasHotelSearch ("we", "us") collects when you use texashotelsearch.com and what happens to it. The short version: we collect what the product needs to work, we do not sell it, and your card details never touch our servers.

1. What we collect

• Account information. Your email address and a password. Authentication is handled by Supabase; we never see or store your password in plain text.
• Activity. The hotels you search for and screen, the reports you unlock, and your credit balance and its history. This is the product's core record of what you have paid for and run.
• Billing status. If you subscribe, we store your Stripe customer ID and your subscription's plan, status, and renewal date. We never receive or store card numbers; payment details go directly to Stripe on Stripe's own pages.
• Technical logs. Our hosting provider records standard request logs, such as IP address and browser type, for security and debugging.
• Aggregate page views. We use our hosting provider's (Vercel's) web analytics to count visits to each page. It sets no cookies, does not identify you, and does not follow you to other sites; we see totals like "how many people viewed a market page," not who viewed it.

2. What we do not collect

• No card numbers or bank details, ever.
• No advertising trackers and no cross-site tracking. The only cookies we set are the session cookies that keep you signed in.
• We do not buy data about you or combine your account with outside data sources. The research in a report is about hotels, not about you.

3. How we use it

• To run the service: screenings, reports, credits, and billing.
• To send you transactional email, such as account confirmation and billing notices. We do not send marketing email without your consent.
• To keep the service secure and to fix problems.
• To meet legal and accounting obligations.

4. Who processes it for us

We use a small number of service providers, each of which receives only what its job requires:

• Supabase hosts our database and handles authentication.
• Stripe processes payments and manages subscriptions under its own privacy policy.
• Vercel hosts the application and keeps request logs.
• Google provides place data and property photos for the hotels in our reports.
• AI research providers (such as OpenAI) run the automated research behind a report. Those requests contain facts about the hotel being screened, never your name, email, or account details.

We do not sell your information, and we do not share it for advertising.

5. How long we keep it

We keep account information while your account exists. Credit and billing records are kept as long as accounting rules require. If you delete your account we remove your personal information within 30 days, except what we must keep for those legal obligations.

6. Your choices

• You can ask us for a copy of the personal information we hold about you.
• You can ask us to correct it or to delete your account. Email carsonbhakta@utexas.edu from your account address and we will handle it.
• Card and invoice details are managed through the Stripe billing portal, reachable from your billing page.

7. Security

Data is encrypted in transit, database access is restricted to the application's servers, and payments are isolated to Stripe. No system is perfectly secure, but we keep the surface small: the least data, held in the fewest places.

8. Children

The service is for adults evaluating commercial real estate. It is not directed to anyone under 18, and we do not knowingly collect information from children.

9. Changes

If this policy changes we will post the new version here with a new effective date, and notify you by email if the change is material.
